Ancillary costs

Ancillary costs, often called service charges, cover expenses such as heating, hot water, cleaning, caretaker services or shared utilities. Under Swiss tenancy practice, they are payable in addition to rent only if the lease clearly provides for them. They may be charged as a flat rate or as payments on account with later settlement. Tenants can usually request an accounting and inspect supporting documents. Vague clauses or costs that belong to the landlord’s general maintenance may be disputed.
