A commercial lease concerns business premises and combines contractual flexibility with Swiss protections for business tenants.
A commercial lease covers premises used for business activities, such as shops, offices, workshops or restaurants. Swiss law gives parties considerable room to negotiate fit-out, permitted use, turnover-related clauses, maintenance and assignment, but protective tenancy rules still apply to many issues. Rent increases and termination notices often require formal compliance, and business tenants may seek protection against abusive termination or request an extension in certain situations. Zoning, permits and public-law constraints should be checked separately from the lease.
