Construction zone
Land-use zone designated for building, where development is generally possible if the project meets planning, servicing and building-law conditions.
A construction zone is land allocated for settlement and building under spatial-planning law. In Switzerland, such zones are defined mainly in cantonal and communal planning instruments within federal planning principles. Being in a construction zone does not give an unconditional right to build: the parcel must be appropriately serviced, and the project must comply with zoning rules, building dimensions, distances, design requirements, environmental limits and any special plans. Construction zones should be sized according to foreseeable needs and coordinated with infrastructure. Disputes often concern rezoning, density, access, noise, views and neighbour objections.
