Glossary / Tenancy Law

Initial rent challenge

In Switzerland, a tenant may challenge the initial rent of residential or commercial premises in certain circumstances, especially where the rent appears abusive or was imposed under pressure. The challenge must be brought quickly after possession begins, usually before the competent conciliation authority. Some cantons require landlords to disclose the previous rent on an official form when concluding a new lease. Because the admissibility and timing are strict, tenants should seek advice immediately after receiving the lease or moving in.
