Land register entry
Official recording of rights in real estate, giving publicity and often constitutive effect to ownership, easements, mortgages and other real rights.
The Swiss land register records parcels, ownership, easements, mortgages, priority notices and certain restrictions. For many rights in real estate, entry is necessary for acquisition or effectiveness against third parties, giving the register both publicity and legal certainty. Public faith in the register protects good-faith reliance within limits. Entries normally require a valid legal basis, proper form and registration application. The system is central to conveyancing, secured lending, condominium ownership and neighbour-law rights. Incorrect entries may require correction through administrative or judicial procedures.
