Lease agreement

A lease agreement is the contract by which a landlord grants use of property to a tenant in return for rent.

In Swiss law, a lease agreement arises when the parties agree that the tenant may use a property or premises and must pay rent. It may be written, oral or implied, although written contracts are strongly advisable for residential and commercial premises. The contract usually covers the object, rent, ancillary costs, deposit, duration, notice periods and house rules. Mandatory tenancy protections may override contractual clauses, particularly where they disadvantage tenants of homes or business premises.
