Rent increase
A rent increase is a landlord’s adjustment of rent and, for Swiss protected premises, must meet formal and substantive requirements.
For Swiss residential and commercial premises, a rent increase generally requires proper notice on the prescribed form, clear reasons and observance of timing rules. Common grounds include changes in reference interest rates, cost increases, value-enhancing improvements or indexation where validly agreed. Tenants may challenge an increase they consider abusive before the conciliation authority within a short deadline. If the formal requirements are not met, the increase may be ineffective even if the landlord has an economic justification.
