Rent reduction
A rent reduction may be owed when defects or disturbances substantially impair the tenant’s agreed use of the leased property.
Under Swiss tenancy principles, tenants may claim a rent reduction if a defect, disturbance or loss of promised qualities limits the use of the leased property and is not merely minor. Typical examples include heating failures, water damage, excessive noise or unusable rooms. The tenant should notify the landlord promptly and document the impairment. The reduction is usually proportionate to the loss of use and may apply for the period during which the defect exists. Withholding rent without legal advice can be risky.
