Termination of lease

A lease may end by expiry of a fixed term, ordinary notice, mutual agreement or extraordinary termination for serious reasons such as arrears or major breaches. In Swiss residential and commercial leases, notices often require official forms, correct recipients and observance of contractual or statutory periods and dates. Tenants may challenge abusive termination or request an extension in certain cases. Landlords must be particularly careful with family homes and shared tenancies. Because deadlines are short, legal review of any notice is often essential.
