Condominium ownership

A form of co-ownership giving exclusive rights over a unit and shared rights and duties over common parts of a building and land.

Condominium ownership, known in Switzerland as floor ownership or *Stockwerkeigentum*, combines a co-ownership share in the land and building with an exclusive right to use and fit out a defined unit, such as an apartment or commercial space. Common parts, including structure, roof, stairs and installations, remain collectively managed. Owners form a community, decide on maintenance and finances, and pay contributions according to shares or regulations. The land register, deed of establishment and condominium regulations define units, quotas, rights and obligations.
