Distance regulations set minimum setbacks from property boundaries, neighbouring buildings, roads, forests, waters or protected installations. In Switzerland they are mainly found in cantonal and communal building law, with additional federal influences in areas such as forests, waters, railways or environmental protection. They protect fire safety, daylight, ventilation, privacy, traffic safety and spatial quality. Measurements and exceptions are technical and vary significantly by canton and municipality. Non-compliance normally prevents a building permit unless a lawful derogation, easement or special rule applies.
