Eviction
Eviction is the enforced removal of a tenant or occupant after the legal basis for possession has ended.
Eviction follows when a tenant does not vacate premises after the lease has validly ended or another legal basis for occupation has ceased. In Switzerland, landlords may not use self-help to remove occupants or possessions. They must obtain an enforceable decision or order through the competent procedure, often after conciliation or summary proceedings depending on the case. Enforcement is carried out by the competent authorities. Tenants may still raise procedural objections or challenge the underlying termination if the law allows.
