A dematerialised Swiss mortgage certificate recorded in the land register, transferred by registration rather than by handing over a title.
The register mortgage certificate is the modern, non-paper form of the Swiss mortgage certificate. The secured right is created and transferred through entries in the land register, so no negotiable paper title has to be issued or delivered. This reduces risks of loss, theft, and custodial complexity while preserving the security function of the mortgage certificate. It is widely used for financing real estate. As with other land register rights, the accuracy of registration and the rules on good faith are central.
