Residential lease

A residential lease concerns premises used as a home, such as an apartment or house. In Switzerland, residential tenants benefit from important protections: limits on abusive rent, formal requirements for rent increases and notices, rights in case of defects, and access to conciliation authorities. The lease may be fixed-term or open-ended. Household members, subletting, ancillary costs and deposit arrangements often require careful drafting. Because deadlines are short, tenants and landlords should react promptly to notices or rent changes.
