Usufruct

A limited real right allowing a person to use and enjoy another’s property while preserving its substance for the owner.

Usufruct gives the beneficiary the right to possess, use and take the fruits or income of property owned by another, without destroying or fundamentally altering it. In Switzerland it may concern land, movable property, rights or assets and is often used in estate planning, family arrangements and business succession. For land, registration in the land register is normally essential. The usufructuary bears duties of preservation and ordinary maintenance, while the owner retains bare ownership and receives full enjoyment when the usufruct ends.
